Who Do I Call?
Any unsafe or unsanitary conditions existing in the public or communal spaces of the complex (broken sidewalk, elevator malfunction, burned out lights) should be directed to the Super, Andi Proko or a member of the maintenance crew (718-849-6119).
As a rule of thumb, all issues that pertain to anything inside the walls of your apartment (electrical, plumbing, windows) that share commonality with or can impact another apartment should be addressed to the Super. Anything easily accessible within the apartment such as clogged drains, repairing refrigerators, dishwashers, or elective lighting upgrading or simple repairs or painting of the walls is at the shareholder's expense.
If you are unsure of who is responsible for any planned or necessary work, please call the Super and he will advise if the work is covered by the monthly maintenance fee. Please note that all electrical work should be done by a licensed electrician and that any extensive renovation work must be approved by the Board before being contracted.

WHAT IS DEFINED AS AN EMERGENCY?
• Fire, gas smell, medical emergency, terror attack, explosion, etc.
• Operator will instruct caller to dial 911 to report the emergency so that the appropriate agency/utility will be notified (Fire Dept., NYPD, EMT, Con Ed) and will then contact building superintendent, Andi Proko.
• Any deficiency that could seriously negatively impact or cause major damage to an apartment or a building or result in resident distress or injury, i.e., burst water pipe, overflowing toilet or tub, elevator malfunction, no heat or hot water in the winter, electrical power interruption, etc.:
• Operator will call Super’s cell phone first, then home phone if no response. In Super’s absence, Handyman Angel Ferrer will be contacted.
• The Superintendent’s office phone will be forwarded to the new emergency line at the end of each work day (5PM).
• Please note that calls that do not constitute an emergency (routine repair calls) should continue to be called into the superintendent’s office phone (718- 849-6119) which is checked for messages every 1-2 hours during the course of the working day.
